Foundations & Base

Ground conditions decide the base. On firm ground we'll typically pour a reinforced concrete slab with DPM; on softer or sloping plots we use ground screws or screw piles to span weak soil without ripping the garden apart. Either way the base is set out level, square and at the right height for door thresholds and step detail before the frame goes up.

Insulated Structure & Cladding

Stud-frame walls insulated with PIR or mineral wool between studs plus an insulated overlay where headroom allows, breather membrane, battened service void, then your choice of cladding — vertical timber, composite, or rendered finish. Warm-roof build-up with proper falls and an EPDM or fibreglass covering, not felt. Aluminium or composite windows and doors specced for thermal performance.

Electrics & Heating

Dedicated armoured supply run from the house consumer unit, terminated to a sub-board inside the office and certified by a qualified electrician. Sockets, USB points, lighting circuits and data planned around how you'll actually use the room. Electric panel heaters or low-profile underfloor heating depending on spec and budget.

Full Internal Finish

Plasterboard taped, jointed and skimmed to a paintable finish, flooring laid (engineered timber, LVT or carpet), walls and ceilings decorated, second-fix electrics in. You get keys to a room that's ready to use the day we leave — not a shell waiting for another contractor.

Garden Office vs Garden Room

Functionally the same building — the name follows the use. Garden offices tend to be specced for working day-in day-out (dedicated power, data, acoustic insulation between rooms). Garden rooms lean more towards living space (bigger glazing, log-burner-style heating, sometimes a small kitchenette). We build both off the same core spec.

Planning & Building Regulations

Many garden offices fall under permitted development — single-storey, under 2.5m to the eaves where close to a boundary, not forward of the principal elevation, no sleeping accommodation. Do I need planning permission for a garden office in South Wales?
